- 14 House Rules for your Skyline Apartment stay - Brisbane CBD
Thanks for your enquiry to stay in my beautiful 3 bedroom Sky-home apartment. No one likes rules... but I have put together these house rules so that as host and guest we can both be on the same page... Please read the rules in their entirety and make sure that you agree to them before booking.
1) No Party Policy - This is a quiet complex and is perfect for unwinding & relaxing... If you’re coming to Brisbane to party you’ve picked a great city to do so. Unfortunately, just not at my place. Though I'm sure it won’t come to it, complaints of noise or unruly behaviour may result in all guests being asked to leave immediately (without a refund). Not good for you. Not good for me. This apartment complex is very private with permanent stay neighbours. To be considerate of others please no loud noise at any time and minimise all music/noise after 9.30pm.
2) NO SMOKING: There is No Smoking (of any kind) in the apartment or on the balcony. If you do smoke, I ask you please to head down to the ground level and smoke out the front of the building (and please leave any butts in the bins down there)
3) No Drugs - What you do in your personal time is entirely up to you, but when staying at my place I have a strict no drug use policy.
4) Spills and Breakages - I understand that accidents happen. But if they do, I ask that you please let me know when. This includes spills, accidents, breakages, damage to furniture, fixtures, walls, floors... anything. If it's going to leave a mess, smell, mark or stain when you leave then my (very thorough) cleaners are going to notice. Please let me know of any of the above happens as soon as it's possible to do so... chances are we can fix them effortlessly (if we know) which also means better chances of having your full security deposit returned too. Any damage or a significant amount of additional cleaning required will result in the loss of security deposits.
5) Number of Guests booked - for insurance purposes, it is important that the correct number of guests are covered in the booking. This also means there is a 'No Visitor' policy and that no outside/unregistered guests may be on the premises or in the apartment at any point.
6) Local Visitors - I request that any Local Visitors (living within an hour drive of Brisbane) contact me before booking to verify the reason for your stay. Just out of courtesy I like to be sure that the apartment is being occupied by the right people and for the right reasons ;-) Thank you.
7) Self Check-In - This is a self check-in property. The guest must be willing and able to follow the self check-in guidelines (provided in the House Manual). You also agree that you will not contact your Airbnb Host before reading the check-in instructions. The Lockbox code will be provided on the day of your check-in. Check-In: 3pm / Check-Out: 11am (for cleaners to arrive) Early check-in may be possible but generally the cleaners require time to work their magic in between stays. If required, please confirm the day of your arrival to see if early check-in will be possible. IMPORTANT: The hotels reception is completely separate to my private apartment and I ask that you please don't approach them regarding apartment access or parking. All hotel amenities (pool, gym, tennis court etc) are available for use during your stay.
8) The 'booking' guest is responsible for ensuring all guests abide by the building/complex rules and guidelines. These may relate to parking, use of amenities (such as pool and gym use), balcony use, noise, garbage and more. It's pretty standard stuff but I'll attach as much info as I can to help with this.
9) Minimise Power - To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when its not in use or leaving the apartment. Mother nature thanks you too.
10) No Food in Bedrooms - I know it's tempting to want to eat Pizza in bed but it really is hard to get food stains out of expensive doona covers! I think you get the point :-)
11) Make-up Removal - For the girls (and some guys), please remove any make-up, mascara etc (even sunscreen, fake tan or skin bleach) in the correct way. The towels and face washers provided aren't to be used for this purpose. Additional cleaning (or replacement) fees apply.
12) No Pets - there are No Pets of any kind allowed on the premises. No exceptions sorry.
13) Tidying Up - Please leave the apartment in a tidy manner... whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used and put any dirty towels in the hamper. Please don't strip the beds though. This will help us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests.
14) Lost Keys - It happens from time to time but lost keys are a real pain (for guests and hosts). Please keep the keys in a very safe place at all times. Hint: You can leave them back in the secure lockbox if you think there's any chance they could be lost on your daily travels (this particularly applies to runners/joggers!)
15) Please Note: For longer-term stays (14 days and over) it is a requirement that our cleaners attend for a refresh (linen & towel change, clean, top up consumables) at a minimum of 1 (one) clean every 10 (ten) days. This cost of $70 is to be covered by the long-stay guest and is to keep our beautiful Apartment fresh and help our guests enjoy their stay even more :)
To wrap things up... My Apartments really are kept and maintained in exceptional condition! I'm always very reasonable with everything but do need to put measures in place for when something doesn't go quite right. My goal is to provide 5 star experiences for my guests and my hope is that they appreciate this and can respect my apartment and belongings...
Costs for breaking of House Rules, any damage or losses...
• Smoking: up to $200 per day of stay
• Staining (or lost) towels & linen: Towel - $35, Face Washer - $15, Pillow Case - $15, Doona Cover - $150, Bed Sheet - $50, Fitted Bed Sheet - $50, Blanket - $65, Throw Rug - $75, Cushion - $45
• Late Check-out: $50 (unless arranged prior as cleaners arrive at 11am)
• Lost Keys: Garage Remote - $150, FOB access - $150, Apartment Key - $250
Any additional cleaning required will be charged to the guest at rate of $75/hr
• In the case where any action of the guest(s) causes loss, damage or in failing to comply with these House Rules results in cancellations (or refunds) to any future guests then the said guest will be held fully responsible for any refund and for covering the cost of loss of income. This hasn't happened so far and I hope this never happens :-) Just have to put it in.

This apartment's special feature is the sauna. This spacious apartment consists of 2 living rooms, 2 separate bedrooms and 2 bathrooms with a walk-in shower and free toiletries. Guests will find a stovetop, a refrigerator, a dishwasher and kitchenware in the fully equipped kitchen. The apartment also offers a barbecue.
